Staying at any bed and breakfast can be much more than just a bed for the night. You can experience home-style hospitality and enjoy some wonderful breakfast. If you have never been to a B&B, this page is a great place to get some useful information in your search for any B&B.
B&B's offer a home-style feel, most have common areas like a library, living room or sitting room for guests to mingle or just relax. B&B's range from those large ones which are suitable for events like hosting weddings, parties or conferences to smaller B&B's that are a place for people to get away from their daily routine and enjoy a quieter, slower pace of life.
How do you choose a B&B that is right for you? Simple, just do a bit of research. You may ask a friend who has been to the town you will be visiting or search the internet for B&B's that are in the area. We list the 4 B&B directory websites we are members of under the "Helpful Links" section. Also ask the innkeeper questions before you decide. All innkeepers will gladly answer your questions by phone or email.

Our answers.
* Are reservations needed? Advance reservations at the University Avenue Bed & Breakfast are necessary. On our 'Events, Availability & Reservations' page we have upcoming events and our guest rooms' availability listed for those events. We also let you know if we are taking a waiting list. Our website uses 'Webervations' for checking availability and making a reservation online.
We recommend that you call us or check online to be sure a room is available when you begin to plan your visit. In order for us to 'hold' the room you've requested, we have to have either a credit card number or a cash/check as a deposit. The deposit will be 50% of the total amount due for your entire length of stay.
* Cost, Payment, Discounts, Gift Certificates:
Our nightly rates are: Peach Room- $105.00; Mauve & Blue Rooms- $95.00 each, White Room- $90.00
The total cost for a nights stay at our B&B is the nightly rate plus 11.55% in taxes. Here is how the 11.55% in taxes breaks down. There is a 4% city lodging tax and a 7.55% sales tax. All B&B's vary, especially with taxes, so don't hesitate to ask if you have a question about the cost breaks down.
Payment for staying at our B&B is made with credit cards; we accept Visa, MasterCard, Discover, American Express; Cash or check, or a purchased gift certificate from either B.B.I.M. or the University Avenue Bed & Breakfast.
Discounts are given for the following: Military personnel and families- 15%, Mizzou Alumni Association members- 10%, rental of all 4 guest rooms by a family or group- 10%, and extended stays (6 nights or more) please ask for rates.
We do sell gift certificates as well as donate gift certificates to many organizations which are sold at auctions. These gift certificates are valued at $100 and are valid for a room with a Queen bed (Mauve, Blue & White). Upgrades to the Peach room with a U.A.B.B. gift certificate are accepted, with payment of balance above the $100 gift certificate value. Our state B&B association (B.B.I.M.) also has gift certificates available for all B&B's within the association. Please visit their website through our 'Helpful Links' page.
* Cancellations, smoking/alcohol, check-in/check-out, minimum stay:
If you must cancel your reservation with the University Avenue Bed & Breakfast it must be no less than 1 week prior to your arrival date. If your cancellation is less than that and we are not able to re-book your room you will loose your deposit. If it is more than 1 week, we refund your deposit in full. All cancellations MUST be made by phone call; voice mail is available if we do not answer the phone. We do not accept email cancellations since the internet is an imperfect creature.
Smoking and drinking alcohol are not permitted inside our home. Please take those activities outside. Thank you.
Check-in: 4 P.M. or later. Check-out: Monday thru Saturday 11 A.M., on Sunday's check-out is 10:30 A.M.
Minimum stay: We only require a minimum stay for these two events, student graduations of the local colleges and home football games. For those weekends we require a minimum of 2 nights. It can be a Friday & Saturday nights stay or a Saturday & Sunday nights stay.
* Do you serve breakfast? It is our practice to serve & include breakfast at no additional cost. Let's face it; we really couldn't call ourselves a bed and breakfast if we didn't serve breakfast in the morning. At the University Avenue Bed & Breakfast we serve a FULL breakfast because we want you to be full. If your not and would like more, just ask us, we'll make more. For those that need to leave very early in the morning, we provide an 'on the go' breakfast: a choice of bagel, some fresh fruit and coffee or tea in a handy to-go drinking cup. We serve our hearty breakfast from 7:30am - 9:00am.
Our breakfasts begin with a fruit starter; apple dumplings, strawberry & blueberry parfaits, mango smoothie just to mention a few. Then we serve up an entree of either an egg dish; a few guest favorites are: Eggs Benedict, vegetable frittata, egg & sausage casserole all are served with biscuits or homemade toast and fresh fruit. Or the main dish will be bread dish, something like: Pumpkin pancakes, waffles with caramelized bananas, oven baked pecan French toast all are served with eggs or breakfast meat and fresh fruit. All our breakfast come with coffee- regular & decaf (French press on request), tea (we have a huge selection), milk & juice.
We asks our guests about any food allergies, special diets or food dislikes when a reservation is made, so please tell us if one of those applies to you. It will make our job of planning the menu that much easier.

* What kind of beds are available?
Our Peach room has a King bed, which is convertible to two twins upon advanced request. The Mauve, Blue and White rooms all have one Queen Bed in each of them. For photo's, please click on our 'Guest Rooms' link.
* Are children welcome? Can they stay in the same room?
Guests who wish to bring children must call us first. Even though we like kids, we may not always be able to accommodate them.
All four of our guest rooms can accommodate a maximum of only 2 guests per room.
* Is the B&B open all year? Does the nightly rate increase at peak times?
The B&B is open 355 nights a year. We close our home for only 10 nights per year. And no our nightly rates never will increase because of peak times.

* Are there pets allowed?
We have no resident pets (except the squirrels, birds and occasional rabbits) and are sorry; but we do not allow guests pets. Information about local kennels are listed in our 'Helpful Links' page.

Etiquette at a B&B. Courtesy is the key at any B&B. Mutual respect between the innkeeper and guests as well as between the guests themselves keeps everyone happy. Guests are usually informed either verbally or in writing of policies which the innkeeper asks their guests to honor.
Most B&B's serve as the innkeeper’s private residence. Treat their home the way you would want a visiting guest to treat yours. Innkeeper’s policies are there to help guests become comfortable and familiarize themselves with how things work at the B&B. A good rule of thumb: When in doubt, please ask.
Some B&B's may not be an appropriate place for a noisy party. You will find that many B&B's have a no smoking policy. If you have arranged to check-in at a specific time, please do so, or call ahead to arrange an earlier or later arrival. When coming and going from the B&B in the late evening or early morning, be aware of the fact that sounds carry easily.
Talk with the innkeeper and ask a few questions, understand their policies and you'll soon feel at home. During your stay you will meet new friends, enjoy exceptional hospitality, and learn much about the local area. You are sure to love it so much that you will soon become a regular B&B traveler.
