Our answers.
* Are reservations needed?
Advance reservations at the University Avenue Bed & Breakfast are necessary. On our 'Event Calendar' page we have upcoming events for Columbia and the regional area. For some events we will list what our most current room availability is. We also let you know if we are taking a waiting list. Our website uses 'Availability Online' for booking reservations online and is very user friendly.
We recommend that you call us or check online to be sure a room is available when you begin to plan your visit. In order for us to 'hold' the room you've requested, we have to have either a credit card number or a cash/check as a deposit. The deposit will be 50% of the total amount due for your entire length of stay.

* Room cost, Deposit, Payment options:
Our nightly rates (taxes are not included in rate) are: The Norman Rockwell Room- $105.00; The Balcony Room & The Blue Room- $95.00 each, The Green Room- $90.00.
Deposit:
*50% of the total amount due is required to secure your guest room and is charged at the time of booking. Refunds of deposits are given when they fall within our cancelation policy.
*For those paying by cash, a temporary hold will be placed on the room until we receive a check payment for the deposit. Check payments must be received within 2 weeks from time of booking or the reservation is cancelled.
The total cost for a nights stay at the University Avenue Bed & Breakfast is the nightly rate plus 11.35% in taxes. Here is how the 11.35% in taxes breaks down. There is a 4% city lodging tax and a 7.35% sales tax. All B&B's vary, especially with taxes, so don't hesitate to ask if you have a question about the cost breaks down.
Payment for staying at our bed and breakfast can be made with credit cards; we accept Visa, MasterCard, Discover, American Express; Cash or check, or a purchased gift certificate from either BBIM or the University Avenue Bed & Breakfast.

* Our Discounts and Gift Certificates info.:
Discounts are given for the following only: Military personnel and families- 20%, Mizzou Alumni Association members- 15%, rental of all 4 guest rooms by a family or group- 15%, and extended stays (5 nights or more) please ask for rates.
We do sell gift certificates for $100 each as well as donate gift certificates to many organizations which are then sold at charity auctions. Our gift certificates are valued at $100 and are valid for a room with a Queen bed (The Balcony Room, The Blue Room & The Green Room). Upgrades to The Norman Rockwell Room with a gift certificate from the University Avenue Bed & Breakfast are accepted with an upgrade fee of $20. Our State Bed & Breakfast Association (BBIM) also has gift certificates available for all Bed & Breakfast's within the association, including us here at the University Avenue Bed & Breakfast. * Our Frequent Stay program:
The University Avenue Bed & Breakfast does have a frequent stay program. We call it the "Many Happy Returns" program. How it works is the first time you come, we give you a card with a stamp on it. Each time you come after that you get another stamp, one stamp per visit, until you get all 5 required stamps. Once the card has all 5 stamps we give you a special gift certificate that is valid for any one of our 4 guest rooms. Some repeat guests have been able to get a full card in just one years time.

CANCELLATIONS- PLEASE READ CAREFULLY:
*Big Event Weekends (Mizzou home football games & graduation weekends) - If you cancel with less than 21 days prior to your check-in date AND as a result we are not able to re-book your room, we regret we cannot refund the deposit.
*For cancelations any other time of the year - If you cancel with less than 14 days prior to your check-in date AND as a result we are not able to re-book your room, we regret we cannot refund the deposit.
*Please note, your cancellation MUST be made by phone call at (573) 499-1920. Do not send email requests for canceling your reservation as they will not be accepted. If you have questions about our cancelation policy, please call us.
Smoking and drinking alcohol are not permitted inside our home. Please enjoy those activities outside. Thank you.
Check-in: 4 P.M. or later.
Check-out: Monday thru Saturday 11 A.M., on Sunday's check-out is 10:30 A.M. Check-outs later than the regular scheduled time for any given day are gladly accepted with prior notice.
Minimum stay: We only require a minimum stay for Big Event Weekends, those weekends are: Student graduations of the local colleges and M.U. home football games. For those weekends we require a minimum of 2 nights. It can be a Friday & Saturday nights stay or a Saturday & Sunday nights stay.

* Do you serve breakfast?
It is our practice to serve & include breakfast at no additional cost. At the University Avenue Bed & Breakfast we serve a FULL breakfast because we want you to be full. If your not and would like more, just ask us, we'll make more. We serve our hearty breakfast from 7:30am - 9:00am.

For those that need to leave very early in the morning, we provide an 'on the go' breakfast: a choice of bagel, some fresh fruit and coffee or tea in a handy to-go drinking cup.
Our breakfasts begin with a fruit starter; apple dumplings, strawberry & blueberry parfaits, mango smoothie just to mention a few. Then we serve up an entree of either an egg dish; a few guest favorites are: Eggs Benedict, vegetable frittata, egg & sausage casserole all are served with biscuits or homemade toast and fresh fruit. Or the main dish will be bread dish, something like: Pumpkin pancakes, waffles with caramelized bananas, oven baked pecan French toast all are served with eggs or breakfast meat and fresh fruit. All our breakfast come with coffee- regular & decaf (French press on request), tea (we have a huge selection), milk & juice.
We asks our guests about any food allergies, special diets or food dislikes when a reservation is made, so please tell us if one of those applies to you. It will make our job of planning the menu that much easier.

* What kind of beds are available?
The Norman Rockwell Room has a King size bed, which is convertible to two twins with advanced request. The Balcony Room, The Blue Room and The Green Room all have one Queen Bed in each of them. For photo's and more information about each room, click here.

* Are children welcome? Can they stay in the same room?
Guests who wish to bring children must call us first. Even though we like kids, we may not always be able to accommodate them.
All four of our guest rooms can accommodate a Maximum of only 2 guests per room.

* Is the B&B open all year? Does the nightly rate increase at peak times?
The University Avenue Bed & Breakfast is open 355 nights a year. We close our home for only 10 nights per year. Those times are around Thanksgiving and Christmas. And no our nightly rates never will increase because of peak times.

* Do you have offstreet parking? Does it cost anything?
Yes! we have our own parking lot that is behind our house (located on the North side of our house) and there is a back door entrance for guests to use to come in and out of making it convienent for people who choose to park there. Saves the trip of walking all the way around to the front, unless you really want to do that and if you do, that is fine with us.
No there is not fee to park your vehicle, parking is FREE for our guests! However, since our parking lot is small (click on the picture above for a good view of it), we can only allow one vehicle per guest room.

* Any resident pets & are guest pets allowed?
We have no resident pets (except the squirrels, birds and occasional rabbits) and we are sorry, but we do not allow guests pets either. Information about local kennels are listed at the bottom of our 'Helpful Links' page.
